hvac system checklist

Congratulations on your new home! You’ve been through all the steps, including an inspection, but there may be things about your new home that still stump you. We know understanding your complex HVAC system can be one of them. In fact, did you know that HVAC systems are one of the top five-most overlooked parts of a home during a home inspection? Even if your home inspector checked off the system with no major problems, you may still be in the dark about its true condition. Fortunately, we offer AC and heating inspections for residential customers in the Atlanta metro area that will thoroughly examine your entire system.

HVAC is an acronym for heating, ventilation and air conditioning and covers your entire household system: the furnace, the air conditioner unit(s) and the ductwork that travels warm or cold air through your home. When functioning properly, the system distributes heated air, which can also be humidified and filtered for your comfort. During the Summer months the system not only cools, but dehumidifies the air so you remain comfortable without having to set the thermostat so low.

In addition, a correctly functioning HVAC system can conserve and even reduce your heating and cooling bills, and can even help control moisture problems and mold growth!

A home inspection will cover the HVAC system to determine immediate issues. An inspector, however, must focus on and inspect your entire house and simply cannot dedicate the time to a thorough examination.

During an inspection, one of our technicians will thoroughly examine your entire HVAC system and ensure that all the safety features are functioning correctly. Technicians will run through a comprehensive checklist, evaluating the airflow of the heating and air conditioning systems, and checking the AC unit, the furnace, and the humidifier.

One of the best investments you can make for your new home, in addition to a full-system evaluation, is a smart or programmable thermostat. These devices can be controlled remotely from a smartphone or computer, and can help conserve energy by setting lower “away” temperatures while you’re out of the house. Our technicians can install these thermostats during a home visit.

Our HVAC technicians will walk you through your system, and can point out maintenance features you may be unfamiliar with. In addition to whole-home AC and heating inspections, we offer a planned maintenance service that includes yearly inspections of your air conditioning and heating systems, regularly scheduled tune-ups, discounts and a yearly plumbing inspection.
